Luxury projects have also been launched in these areas to meet rising demand, with buyers showing a preference for larger homes with green open spaces, a trend that has become more pronounced post-COVID-19. MMR continues to lead India's real estate market, recording a 4% year-on-year increase in housing prices in Q3 2024. The region saw a surge in demand for 2-3 BHK units, resulting in a 3-4% price rise in these segments. Despite the higher demand, a significant portion of unsold inventory remains concentrated in central suburbs, with a focus on affordable segments. Boman Irani, president of CREDAI, highlights the ongoing rise in housing prices as a reflection of strong homebuyer sentiments, with the market remaining conducive for growth. Overall, India's top real estate markets witnessed an average 11% year-on-year increase in housing prices, with Delhi-NCR leading at 32%, followed by Bengaluru at 24%.
